Pre-purchase roof survey in Noel Park, Greater London
We take a careful look at the roof at your property in Noel Park, with photographs and a written report.
- Gutters that overflow or drip at the joints
- Slipped or missing slates and tiles
- Blistered or split felt on a flat roof
How the survey changes by roof type
Lead flashings and valleys
Flashings are a common source of leaks, so we look at each one closely. Any that need attention are photographed and explained.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
How a pre-purchase roof survey works in Noel Park
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. All three include a photo-illustrated written report and recommendations. If you’ve noticed damp timbers or stains in the loft and slipped or missing slates and tiles, we can find out what’s behind it, on the roof space, lead flashings and valleys and gutters and downpipes alike.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Noel Park, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Landlord and commercial surveys in Noel Park
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
What we are asked to look at in Noel Park
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Typical things we are asked to look at include:
- Slipped or missing slates and tiles
- Flashings that have lifted or split
- Damp timbers or stains in the loft
- Patch repairs that may hide an ongoing problem
If you live in an older home near Church of St Mark, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- How long the report takes to arrive
- What the report includes, and whether it has photos
- Whether the loft is part of the inspection
- What the survey won’t cover
What a pre-purchase roof survey looks like in Noel Park
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you own a rental within reach of Alexandra Palace station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Historic houses such as Bruce Castle, about 1.2 miles east, show how far back building around Noel Park goes. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Practical tips
Small things make a difference. Our tips:
- Do not leave it until just before exchange
- Mention any deadline when you get in touch
- Pass the findings to your conveyancer
- Notice patches of new decoration in top-floor rooms
After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
How the survey works
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a visit in Noel Park, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Unlock side gates and any roof access doors
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered

Related advice
Noel Park: your questions answered
Are there drone restrictions around Noel Park?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can parking be tricky for a visit in Noel Park?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Can you survey in bad weather?
A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
What’s the best way to book?
The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof. Surveys run on weekdays and at weekends.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Will you climb onto the roof?
Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
