Common questions in Pimlico
Is Pimlico within the area you cover?
Yes, Pimlico is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you cover Pimlico?
Yes, Pimlico is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
How long does a pre-purchase roof survey take?
The visit typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
Pre-purchase roof survey in Pimlico: what you get
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, clay and concrete tiles and chimney stacks, and people most often book us about bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof.
Being in a small place like Pimlico makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What else we do in Pimlico
Why get it checked now?
Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. In a place like Pimlico, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

- 5,000+ roofs surveyed
See what a roof survey costs or what we found on two real jobs.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- Anything beyond the roof, which a full home survey covers
- A structural engineer’s report
- A valuation or a promise of a lower price
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.
What we check
- Chimney stacks
- Natural slate
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Gutters and downpipes
- The roof space
- Lead flashings and valleys
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Pre-purchase roof surveys in Pimlico: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With High Elms Manor about 2.2 miles south-east, Pimlico sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of the Ascension, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Pimlico is about 2 miles south-east of Hemel Hempstead, in Hertfordshire. Pimlico gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photos and a clear written report. Pimlico is one of the towns and villages in Hertfordshire where we work. There’s also a page for London.
Surveys in HP3 work the same way as everywhere else we cover. If you need a pre-purchase roof survey at a property on Bedmond Road and Hyde Lane or anywhere close by, we can survey it. We also cover the places around Pimlico: Bedmond (1 mile south), Westwick Row (1 mile north), Nash Mills (2 miles west), Leverstock Green (2 miles north-west) and Bennetts End (2 miles north-west). Within a short drive, we also cover Watford (5 miles south), St Albans (4 miles east), Welwyn Garden City (11 miles north-east), Harpenden (7 miles north-east), Hatfield (8 miles east) and Hertford (15 miles east).
Around Pimlico
We work in homes and buildings around The Swan Public House and Longdean School, among other places. The nearest railway station is Kings Langley station, about 1.9 miles south-west of the centre. Nearby you will also find Village Arcade St Albans (3.5 miles north-east) and Hypocaust Museum (2.9 miles north-east). For a walk, there’s Verulamium Lake and Longspring Wood.
What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Pimlico, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photographs and recommendations before you exchange.
Before the survey
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
- Move anything stored under the loft hatch

What we’re asked to look at in Pimlico
A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
Problems we come across often include:
- Quick fixes on flashings and valleys
- Blistered or split felt on a flat roof
- Signs of past leaks inside the loft
- Lead that has worked loose at a wall or chimney
For landlords with property near Kings Langley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What to check before booking
- How they plan to inspect the roof safely
- What follow-up you get after the report
- Their insurance cover
- What’s outside the scope of the survey
Surveys for landlords and agents in Pimlico
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
