Pre-purchase roof survey in Leverstock Green
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. You get a written report with photos. If you are worried about old water stains in the roof space and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on, on flat-roofed extensions and dormers, gutters and downpipes and natural slate alike.
In a smaller place like Leverstock Green, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Do you need a pre-purchase roof survey in Leverstock Green?
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
Common reasons to book include:
- Blocked or leaking gutters
- Patch repairs that may hide an ongoing problem
- Roof slopes that look uneven or sagging
- Standing water on a flat extension roof
If your house is among the older ones in the streets near Church of Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking any roof surveyor
- What happens after the report arrives
- Will they check the loft as well as the outside?
- Is VAT included in the price?
- How soon the report will arrive
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
- The shape of the roof and its details
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
What to tell us when you contact us
A few details help us point you to the right survey and price. When you contact us, tell us:
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.
Buying a home or a new roof in Leverstock Green
With Batchwood Hall about 3.5 miles east, Leverstock Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you own a rental within reach of Apsley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Different roofs, different checks
Flat roofs
Many homes have a flat roof somewhere, frequently over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Walls, floors, services and rooms below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings, boards or coverings
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a typical home, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. A visit to Leverstock Green is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If you are buying, check with the agent that we can get in
- Make sure the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building

Your questions about pre-purchase roof surveys in Leverstock Green
Is Leverstock Green within the area you cover?
Yes, Leverstock Green is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Does a conservation area affect roof work in Leverstock Green?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
