Pre-purchase roof surveys in Rochester Riverside

Pre-purchase roof survey in Rochester Riverside: what you get

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. If you are worried about cracked flaunching or crumbling chimney pointing and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.

Bungalows, chalet bungalows and older cottages are common in smaller places like Rochester Riverside, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Rochester Riverside or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

To be straight with you, a roof survey has limits:

  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that is a structural engineer’s job)
  • Whether the price should change, which is between you and the seller

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space
  • Natural slate

How the survey changes by roof type

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

What affects the price in Rochester Riverside

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Anything about access we should know
  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Dates you’re working to, like exchange

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

What a pre-purchase roof survey looks like in Rochester Riverside

Rochester Riverside is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you are buying or signing off new work. Historic houses such as Restoration House, about 0.3 miles south-west, show how far back building in the area around Rochester Riverside goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For landlords with property near Rochester station, a roof report gives you a clear picture before you buy or settle up with a roofer. If yours is one of the older homes in the streets near Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Rochester Riverside is about 1 mile east of Rochester, in Medway. If you’re in Rochester Riverside, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across Medway, we cover Rochester Riverside. Maidstone is in our area too.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Notice patches of new decoration in top-floor rooms
  • Book once your offer is accepted
  • Find out whether the roof has been replaced or patched
  • Give your solicitor a copy of the report

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at most homes, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Rochester Riverside is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it is shared
  • If you are buying, check with the agent that we can get in

Questions from Rochester Riverside

Does a conservation area affect roof work in Rochester Riverside?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around Rochester Riverside hard on roofs?

It can do. Within about 3 miles of the sea, as Rochester Riverside is, metal fixings wear faster and gales find any loose ridge or slate.

How long does the survey visit take?

On site, it usually takes between one and two hours at a typical home, and more on a big or complicated roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.
