About our pre-purchase roof survey in Russ Hill
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. If you’re worried about gutters that overflow or drip at the joints and sagging ridge lines or uneven roof slopes, we can find out what’s behind it.
Older buildings in small places like Russ Hill may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Roof by roof
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Russ Hill, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.

Advice
Signs you need a pre-purchase roof survey in Russ Hill
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Look out for signs like these:
- Quick fixes on flashings and valleys
- Gutters that overflow or drip at the joints
- Slates or tiles that have slipped or gone
- Blistered or split felt on a flat roof
If you own a rental within reach of Ifield station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Choosing a roof surveyor
- Whether you get a written report with photos
- How they plan to inspect the roof safely
- When you will get the report
- Whether the inside of the roof is included

When you need someone else
In fairness, a roof survey has limits:
- Confirmation of asbestos in cement sheets or soffits
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Your questions about pre-purchase roof surveys in Russ Hill
Do you cover smaller places like Russ Hill?
Yes. Russ Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does a conservation area affect roof work in Russ Hill?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you need access inside the house?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Leave it or get it looked at?
Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you are tied in. Older cottages and farmhouses around Russ Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What a pre-purchase roof survey looks like in Russ Hill
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.
Take an older house close to Church of St Nicholas: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
