What a pre-purchase roof survey looks like in Stonecrouch
About 1.6 miles north-west lies Scotney Castle, a reminder of how long the area around Stonecrouch has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

How a pre-purchase roof survey works in Stonecrouch
If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’ve noticed loose pots and cracked flaunching and lead that has worked loose at a wall or chimney, we can find out what’s behind it.
In a village or hamlet like Stonecrouch, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Stonecrouch: your questions answered
Will you come out to Stonecrouch?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you carry out roof surveys in Stonecrouch?
Yes. Our area covers London and South East England, and Stonecrouch is part of that. You can ring 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.
How long will you be at the property?
On site, it usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Confirmation of asbestos in cement sheets or soffits
- A structural engineer’s report
- What’s under the slates, tiles or felt
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

When to book a survey in Stonecrouch
Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. We note what we see so you can ask about it.
Here are some of the things we see often:
- Flashings that have lifted or split
- Gutters choked with leaves and moss
- A ridge or slope that dips
- Blistered or split felt on a flat roof
If you own a rental within reach of Etchingham station, a roof report gives you a clear picture before you buy or settle up with a roofer.
What to check before booking
- What they won’t be able to tell you
- Whether you get a written report with photos
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their report turnaround times
What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Stonecrouch, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Leave it or get it looked at?
Lots of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
