Pre-purchase roof survey in Virginia Water: what you get
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. You get a report with photographs. We’re often asked to look into patch repairs that may hide an ongoing problem and cracked flaunching or crumbling chimney pointing, on chimney stacks, clay and concrete tiles and the roof space.
Smaller places like Virginia Water often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Virginia Water or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

FAQs for Virginia Water
Is Virginia Water within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is Virginia Water in the area you cover?
Yes. Our area covers London and the South East, and Virginia Water is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the roof space.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

What we do, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. With a bit of garden around a house, as there frequently is around Virginia Water, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.

Roof by roof
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
When to book a survey in Virginia Water
Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Things that frequently lead to a survey include:
- Damp timbers or stains in the loft
- Flashings that have lifted or split
- Slates or tiles that have slipped or gone
- Quick fixes on flashings and valleys
For landlords with property near Virginia Water station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What experience they bring
