Brimpton Roof Leak Investigation
Get a clear view of the leaking roof at a property in Brimpton from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Leaks below a flat extension roof
- Damp walls below an overflowing gutter
- Stains around a skylight
What this survey can’t tell you
It is a careful look at the leaking roof, not the whole story. The main limits are:
- The repair itself (the investigation finds and reports the cause)
- An intermittent leak that shows no trace on the day
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.
What we check

Roof leak investigation in Brimpton: what you get
On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. Typical surveys look at brown rings on upstairs ceilings and drips from nail tips in a cold loft, across the roof space, rooflights and dormers and chimney stacks.
Many homes in small places like Brimpton face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Different roofs, different checks
Lead flashings
A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, especially in driving rain.
Wind, rain and roofs in Brimpton
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
If you own a rental within reach of Midgham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings such as Brimpton C.E. Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If yours is one of the older homes in the streets near Church of St Peter, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

How it works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Brimpton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.
Should I look at the roof myself first?
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your questions about roof leak investigations in Brimpton
Do you cover smaller places like Brimpton?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Brimpton?
We do. The survey and report are the same in Brimpton as anywhere else, and visits run on weekdays and weekends.
Can you trace a leak in dry weather?
Usually, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
What do I do with the report?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do you use thermal imaging to find leaks?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.
