How the survey changes by roof type
Valleys
Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.
How a roof leak investigation works in Woolhampton
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We are often asked to look into water coming in around a roof light or dormer and staining where a gutter or parapet meets the wall, on slate and tile slopes, flat roof details and valleys and parapet gutters.
Roofs in small places like Woolhampton often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most houses, and about three to four hours for a commercial roof. Rural addresses near Woolhampton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed
- Clear the way to the loft hatch

Honest limits
To be straight with you, a roof survey has limits:
- Plumbing leaks that look like roof leaks
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit

Roof leak investigations around Woolhampton
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.
If your house is among the older ones in the streets near Church of St Peter, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like Woolhampton C.E. Primary School: tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Midgham station, a clear finding on where water gets in helps you brief a roofer right away.

Useful tips for Woolhampton property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Record whether it leaks in every downpour or only some
- Take dated photos of the leak
- Do not touch fittings that water is reaching
- Do not climb onto the roof to look
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.
Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.
For landlords and managing agents
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
Woolhampton: your questions answered
Do you cover smaller places like Woolhampton?
We do. Villages and rural addresses get the same survey as a town house.
Is my home in Woolhampton listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you definitely find the leak?
Not always, and we’ll be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.
Is it a leak or condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Leave it or get it looked at?
Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Older and listed buildings around Woolhampton may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
