Roof leak investigations for homes and businesses in East Ilsley
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. We survey lead flashings, the roof space and slate and tile slopes, and common reasons people get in touch are damp patches next to the stack and leaks at a dormer or roof window.
For a small place like East Ilsley, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise to find every leak on a single visit
- Whether rotten timbers meet design loads
- Faults hidden behind ceilings or boarding
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

Roof leak investigations in East Ilsley: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
If you live in an older home near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings like The Ilsleys Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

How we price roof leak investigations
We confirm the price for the job before you book. These are the things that affect it:
- The use of thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- The type of building and roof, like pitched or flat
Unsure which package suits your roof? It is easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What happens on the day
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. You are welcome to ask questions while we’re there. Somewhere as small as East Ilsley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Clear the way to the loft hatch
- Make a note of anything you’d like us to look at
- Let us know where we can park nearby
Getting a price
Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
Advice
Leave it or get it looked at?
Water and electrics do not mix. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. Older and listed buildings around East Ilsley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What you get with us
- Surveys on weekdays and at weekends
- Customer satisfaction of 98%
- Insured for professional indemnity and public liability

East Ilsley: your questions answered
Do you cover smaller places like East Ilsley?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in East Ilsley?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Can a leak be traced on a dry day?
Usually, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Before and after the survey
From years of surveys, a few habits stand out:
- Mention earlier attempts to fix the leak
- Put a bucket under the drip and move valuables
- Move stored items away from the hatch
- Check whether pipes or tanks run near the stain
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
