Roof leak investigations for homes and businesses in East Molesey

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you’ve noticed condensation that looks like a leak and damp walls below an overflowing gutter, a survey will tell you what’s going on.

Houses in smaller places like East Molesey can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Tell us when it happens when you contact us. The gutters on the most exposed side can overflow too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see

To be straight with you, a roof survey has limits:

  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Flat roof details
  • Valleys and parapet gutters
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks

Your questions about roof leak investigations in East Molesey

Is East Molesey in the area you cover?

Yes, East Molesey is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you cover smaller places like East Molesey?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will I get photos?

Yes. The report includes photographs of what we found.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Some parts of a survey depend on the weather, so a visit to East Molesey is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Why get it checked now?

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work. Arranging work in a smaller place like East Molesey is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Roof leak investigations around East Molesey

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Hampton Court Palace, about 0.7 miles east, show how far back building in the area around East Molesey goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Bentall Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. If your house is among the older ones in the streets near Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as The Orchard Infant School, a leak through a large roof is often found some distance from where the water shows inside.

East Molesey is about 2 miles south-west of Teddington, in Surrey. We visit East Molesey as part of our work across Surrey, for houses, flats and commercial buildings. Across Surrey, we cover East Molesey and the places around it. There is also a page for London.

Different roofs, different checks

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there frequently show in the rooms on the top floor.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep a photo record of the damp patch
  • Clear the loft hatch so we can get in
  • Catch drips in a bucket and protect the floor
  • Let us know what has already been tried

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. It saves chasing a leak that isn’t there.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
