About our roof leak investigation in Gibraltar

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’re worried about brown rings on upstairs ceilings and water through the ceiling under a flat roof, a survey will tell you what’s going on.

Being in a small place like Gibraltar makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Useful tips for Gibraltar property owners

From years of surveys, a few habits stand out:

  • Don’t touch fittings that water is reaching
  • Note the weather when the leak shows
  • Clear the loft hatch so we can get in
  • Keep a photo record of the damp patch

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Gibraltar: your questions answered

Is Gibraltar in the area you cover?

We do. The survey and report are the same in Gibraltar as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Gibraltar?

Yes. Gibraltar is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Could my leak actually be condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Can you trace a leak in dry weather?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

What happens after the survey?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you always find the source?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

How long will you be at the property?

Allow an hour or two on an ordinary house, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Gibraltar often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Advice

What affects the price in Gibraltar

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Roof area
  • If the survey needs thermal imaging or a drone

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

If you can, have these to hand when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • When you need the report by
  • What’s prompted the survey

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. Where a roof is exposed, as many are in small places like Gibraltar, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Leaks and storm damage in Gibraltar

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in. Waddesdon Manor, about 3.8 miles north-west, is one of the historic houses in the wider area around Gibraltar. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Haddenham & Thame Parkway station may find that a clear finding on where water gets in helps you brief a roofer straight away. Take an older house close to Church of Saints Peter and Paul: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Gibraltar gets the same service as everywhere else we work: a proper look at what can safely be seen, photos and a clear written report. We cover towns and villages across Buckinghamshire, large and small. We also survey roofs in Oxford.

Different roofs, different checks

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.
