Gibraltar Thermal Roof Survey

Thermal roof surveys across Gibraltar, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.

  • Thin or uneven insulation in the roof
  • Wet areas near outlets and upstands
  • Wet insulation beneath the membrane

Thermal roof surveys in Gibraltar

Roof by roof

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Thermal roof surveys for homes and businesses in Gibraltar

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are damp around roof outlets and upstands and damp that repairs haven’t cured, on flat roofs, pitched roof slopes and ceilings below the roof.

Older buildings in small places like Gibraltar may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Signs you need a thermal roof survey in Gibraltar

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Most people get in touch after spotting something like this:

  • Leaks that are hard to trace
  • Wet insulation beneath the membrane
  • Cold spots on ceilings under the roof
  • Patches of heat loss across the roof

For an older house near a landmark such as Church of Saints Peter and Paul, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
  • Their insurance cover
  • Which limits apply to the survey

Common questions in Gibraltar

Do you carry out roof surveys in Gibraltar?

We do. The survey and report are the same in Gibraltar as anywhere else.

Will you come out to Gibraltar?

Yes. Gibraltar is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Will thermal imaging find my leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Note where damp appears and after what weather
  • Leave the roof to people with safe access
  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What happens on the day

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take between one and two hours at most homes, and more on a big or complicated roof. In a hamlet or village like Gibraltar, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Check we can get to the back of the property
  • For a flat or shared roof, check access with the building owner or managing agent

Airspace, weather and Gibraltar roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help. With Waddesdon Manor about 3.8 miles north-west, Gibraltar sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Gibraltar is about 3 miles south-west of Haydon Hill, in Buckinghamshire. Whether the building in Gibraltar is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Buckinghamshire, we cover Gibraltar and the places around it. There’s also a page for Oxford.

Postcode districts we cover here for thermal roof surveys: HP17 and HP18. Local streets include New Road, Brogan Place and Donnington Row, and we cover them all. If you’re just outside Gibraltar, we cover Cuddington (1 mile west), Haddenham (2 miles south-west), Chearsley (2 miles west), Kingsey (3 miles south) and Towersey (4 miles south-west). We also work in nearby towns such as Aylesbury (4 miles north-east), High Wycombe (13 miles south-east), Chesham (14 miles south-east), Buckingham (15 miles north), Amersham (15 miles south-east) and Elmhurst (5 miles north-east).

Landmarks near Gibraltar

Typical jobs here are in homes near The Seven Stars Public House and the streets around them. Well-known places in the area include St John's Hospital (1.4 miles north-east) and Dinton Castle (0.6 miles north-east). Open spaces near Gibraltar include Snakemoor.

Why act early in Gibraltar

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Where a roof is exposed, as many are in small places like Gibraltar, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
