Questions from Holton Hill
Do you carry out roof surveys in Holton Hill?
Yes. We work right across London and the South East, and Holton Hill is part of that. Just call 07833 053749 or send us an email and let us know about the property.
Will you come out to Holton Hill?
Yes. Holton Hill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Why doesn’t the damp patch line up with the hole?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Following that route is what our investigation does.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
About our roof leak investigation in Holton Hill
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. If you’re worried about water that shows only in certain storms and leaks at a dormer or roof window, we can find out what’s behind it, whatever the roof.
Roofs in small places like Holton Hill often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later.

What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Holton Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You get in touch with details of the leak and any photos.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice
When to book a survey in Holton Hill
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.
Things that often lead to a survey include:
- Damp walls below an overflowing gutter
- Water through the ceiling under a flat roof
- Water dripping from rafters or underlay
- Ceiling stains that grow after rain
If you live in an older home near The Parish Church of St Bartholomew, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Leave it or get it looked at?
Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. In a place like Holton Hill, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- An intermittent leak that shows no trace on the day
- Carrying out the fix
- Structural calculations (that is a structural engineer’s job)
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
What we check
- Chimney stacks
- Slate and tile slopes
- Flat roof details
- Lead flashings
- Rooflights and dormers
- The roof space
- Valleys and parapet gutters
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Write down the wind direction and rain when it leaks
- Let us know about any past repairs to the roof
- Clear the loft hatch so we can get in
- Do not touch fittings that water is reaching
If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
Roof leak investigations in Holton Hill: local notes
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these roof types has its own typical places for water to get in. With Bateman's about 0.9 miles south-east, Holton Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Stonegate station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Burwash CofE School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How the survey changes by roof type
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.
