About our roof leak investigation in Holyport

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are often asked to look into brown rings on upstairs ceilings and water through the ceiling under a flat roof, across lead flashings, valleys and parapet gutters and the roof space.

Somewhere as small as Holyport, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later.

Roof leak investigations around Holyport

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Holyport has a long history of building, with Dorney Court about 2.2 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building such as Holyport CofE Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For landlords with property near Maidenhead station, tracing a leak quickly matters when a tenant is living with it.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • The repair itself (the investigation finds and reports the cause)
  • Structural calculations (that’s a structural engineer’s job)
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • Lead flashings

Common roof problems in Holyport

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

These are some of the problems a survey can pick up:

  • Drips from nail tips in a cold loft
  • A leak that comes and goes with the weather
  • Ceiling stains that grow after rain
  • Water through the ceiling under a flat roof

A roof leak in a hotel or guest house around Holyport means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What happens after the report arrives
  • What’s outside the scope of the survey
  • What exactly goes into their report

What a roof survey includes

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a hamlet or village like Holyport, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

FAQs for Holyport

Do you cover smaller places like Holyport?

Yes, Holyport is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Holyport is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How much is a survey?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
