How a roof leak investigation works in Laleham

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey valleys and parapet gutters, chimney stacks and flat roof details, and people most frequently book us about stains around a skylight and water dripping from rafters or underlay.

In older homes around places like Laleham, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Common roof problems in Laleham

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

People typically book a survey when they’ve noticed one of these:

  • Water through the ceiling under a flat roof
  • Damp walls below an overflowing gutter
  • Leaks that appear only in driving rain
  • Wet patches on loft insulation

Trees in and around Penton Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What’s in a roof survey

Laleham: your questions answered

Do you carry out roof surveys in Laleham?

Yes, Laleham is one of the places we work. The survey and report are the same in Laleham as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Laleham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

What should I do before you arrive?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Roof by roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Valleys

Stains from a valley leak often show some distance off. We trace the route from the loft where there is safe access.

Wind, rain and roofs in Laleham

The wider area around Laleham has a long history of building, with Botleys Mansion about 3.4 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Laleham CofE VA Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Staines station, tracing a leak quickly matters when a tenant is living with it.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Protect furniture and flooring under the leak
  • Do not touch fittings that water is reaching
  • Keep a photo record of the damp patch
  • Mention earlier attempts to fix the leak

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.

How it works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Laleham is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If you are buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices
