What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Being in a smaller place like Milton does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • For flats, check roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors

Advice

Roof leak investigations for homes and businesses in Milton

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’re worried about wet patches on loft insulation and leaks that appear only in driving rain, we can find out what’s behind it, on flat roof details, the roof space and slate and tile slopes alike.

In a smaller place like Milton, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather frequently points to an exposed detail. Tell us when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Write down the wind direction and rain when it leaks
  • Tell us about any past repairs to the roof
  • Leave roof access to professionals
  • Take dated photos of the leak

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Milton roofs and the weather

Milton is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For site and facilities teams at buildings like St Bernard's High School and Arts College, tracing a leak on a big roof starts with where the water appears and works back. Hotels and guest houses near Milton can’t easily close rooms for a leak.

Milton is about 1 mile south of Southend-on-Sea, in Southend-on-Sea. Milton is one of many places we visit across Southend-on-Sea, for houses, flats and commercial buildings. We cover towns and villages across Southend-on-Sea, from the larger towns to small villages. You can also see our page for Chelmsford.

Surveys in SS0, SS1 and SS2 work the same way as everywhere else we cover. We cover properties on Manor Road, Ailsa Road and Drake Road. Milton is on the A13, so it’s easy for us to get to. Nearby, we also carry out roof leak investigations in Westcliff-on-Sea (1 mile north-west), Southend-on-Sea (1 mile north), Chalkwell (1 mile west), Leigh-on-Sea (2 miles west) and Eastwood (2 miles north-west). We also work in nearby towns such as Shoeburyness (4 miles east), North Shoebury (4 miles east), Great Wakering (5 miles east) and Thorpe Bay (3 miles east).

Not far away are Two Tree Island.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What we’re asked to look at in Milton

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.

It’s worth booking a survey if you’ve seen:

  • Ceiling stains that grow after rain
  • Leaks below a flat extension roof
  • Damp on a chimney breast
  • Water that shows only in certain storms

If you own one of the older houses in the streets near Church of St Alban the Martyr, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

  • What’s outside the scope of the survey
  • How soon the report will arrive

What to expect from a roof survey

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What this survey can’t tell you

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • An intermittent leak that shows no trace on the day
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A structural engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Common questions in Milton

Will you come out to Milton?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Milton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What’s the best way to book?

Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
