Roof leak investigations in Shenley

About our roof leak investigation in Shenley

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey flat roof details, the roof space and valleys and parapet gutters, and people most often book us about staining around the chimney inside and leaks that appear only in driving rain.

Many homes in small places like Shenley face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later, like when you want to compare after future work.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Wind, rain and roofs in Shenley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. Milton Keynes, which Shenley is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches let wind-driven rain reach further under the tiles, and flat-roofed garages and porches are common leak points.

For businesses in and around places such as Central Milton Keynes Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters. If you let a flat or house near Milton Keynes Central station, a clear finding on where water gets in helps you brief a roofer straight away.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours, more where the leak is intermittent or the roof is large. In a small place like Shenley, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Advice

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Shenley questions

Will you come out to Shenley?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Shenley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Could my leak actually be condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long does the visit take?

The visit normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing as you book.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Can every leak be traced?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Signs you need a roof leak investigation in Shenley

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

People usually book a survey when they’ve noticed one of these:

  • Water marks that spread in wet weather
  • Water that shows only in certain storms
  • Leaks below a flat extension roof
  • Damp walls below an overflowing gutter

If you look after a building like Christ the Sower Ecumenical Primary School (VA), tracing a leak on a big roof starts with where the water appears and works back.

Before you book any roof surveyor

  • How soon the report will arrive
  • What experience they bring
  • What they won’t be able to tell you
  • Whether the loft is part of the inspection

What a roof survey includes

What a roof leak investigation does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we check

  • Slate and tile slopes
  • Flat roof details
  • Chimney stacks
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • The roof space

Why it is worth a survey now in Shenley

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Around Shenley, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
