Roof leak investigation in Street End: what you get

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed brown rings on upstairs ceilings and wet patches on loft insulation, a survey will tell you what’s going on, on the roof space, valleys and parapet gutters and chimney stacks alike.

Roofs in small places like Street End often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Street End: your questions answered

Is the coastal weather around Street End hard on roofs?

Often, yes. Within about 2 miles of the sea, as Street End is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Street End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long will you be at the property?

The visit normally takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. We will confirm what to expect when we arrange the visit.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Roof leak investigations around Street End

Street End is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to St Mary Our Lady Sidlesham: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Take a building like Sidlesham Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Street End is about 4 miles north of Selsey, in West Sussex. In Street End, as across West Sussex, every roof gets the same careful survey. Across West Sussex, we cover Street End. Our Portsmouth page covers surveys nearby.

Roof leak investigations in PO20 work the same way as everywhere else we cover. Local streets include Church Lane, Selsey Road and Chalder Lane, and we cover them all. Neighbouring places we cover for roof leak investigations include Sidlesham Common (1 mile north-west), Sidlesham (1 mile south), Keynor Estate (1 mile south), Fisher (1 mile north-east) and South Mundham (2 miles north-east). Larger places within reach include Bognor Regis (5 miles east), Chichester (4 miles north), Selsey (4 miles south), Littlehampton (11 miles east), Emsworth (8 miles north-west) and Rustington (12 miles east).

Street End’s nearest station is Chichester station, about 3.2 miles north of the centre. A little further out are Chichester Castle (3.8 miles north) and Chichester Cathedral Treasury (3.4 miles north).

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. For an older or listed building in a place like Street End, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.

How we price roof leak investigations

We confirm the price for your roof before you book. This is what makes a difference:

  • Height and safe access
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

Here’s what helps us most when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • What kind of property and roof it is

We confirm the exact price before you book, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or send us an email.

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Street End frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

Advice

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • A promise to find every leak on a single visit
  • Putting the leak right

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • The roof space
  • Lead flashings
  • Flat roof details
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Slate and tile slopes

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Write down the wind direction and rain when it leaks
  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak
  • Put a bucket under the drip and move valuables

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Common roof problems in Street End

A chimney stack has plenty of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

These are some of the problems a survey can pick up:

  • Damp ceilings under a flat roof
  • A leak that comes and goes with the weather
  • Drips from nail tips in a cold loft
  • Brown rings on upstairs ceilings

If you let a flat or house near Chichester station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • What exactly goes into their report
  • Whether the loft is part of the inspection
  • Whether VAT is added on top
  • Whether you can ask questions once you have the report
