Roof leak investigation in Westergate: what you get

We investigate roof leaks in Westergate and across London and the South East. We visit on any day of the week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photographs and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or drop us an email. Common reasons to book are wet patches on loft insulation and condensation that looks like a leak, on chimney stacks, flat roof details and rooflights and dormers.

In older homes around places like Westergate, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Roof by roof

Lead flashings

A leak at a flashing frequently shows some way from the joint. That is why we check the flashings near a stain, not just the one directly above.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two at a typical home, and more on a big or complicated roof. In a smaller place like Westergate, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Let us know about parking before the day
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Surveys for landlords and agents in Westergate

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Common questions in Westergate

Does being near the coast affect roofs in Westergate?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Westergate listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does a roof leak investigation take?

On site, it usually takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Do you look in the loft space?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Why isn’t the leak directly above the stain?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. That’s why we trace the route rather than patching above the stain.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check the loft is accessible
  • Don’t touch fittings that water is reaching
  • Mention earlier attempts to fix the leak
  • Protect furniture and flooring under the leak

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • An intermittent leak that shows no trace on the day

Westergate roofs and the weather

Westergate is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

With Goodwood House about 4 miles north-west, the area around Westergate has a long history. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. For landlords with property near Barnham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Aldingbourne Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Westergate is about 3 miles north of Bognor Regis, in West Sussex. From houses to flats and shops in Westergate, we can survey the roof on a weekday or at the weekend. Our West Sussex coverage includes Westergate. You can also see our page for Portsmouth.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
