Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Survey the roof on a regular cycle
  • Tell tenants when we are coming
  • Make leak reporting easy for tenants
  • Ask your managing agent about lease terms

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

About our landlord roof survey in Westergate

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you’re worried about damp or stains in top-floor flats and flashings that have come away, we can find out what’s behind it.

Houses in smaller places like Westergate can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Being in a smaller place like Westergate does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Jot down any questions you want answered

Westergate questions

Is Westergate within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is the coastal weather around Westergate hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.

Who normally books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

A little information up front helps. It’s useful to include:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date

When you’re ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Leave it or get it looked at?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. With lower homes, common in places like Westergate, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Signs you need a landlord roof survey in Westergate

Older buildings across London and South East England have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.

Signs worth acting on include:

  • Standing water on a flat roof
  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Damp or stains in top-floor flats

For site and facilities teams at buildings like Aldingbourne Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking anyone

  • Is there a chance to talk the report through?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Landlord roof surveys around Westergate

The coast is about 4 miles or less from Westergate, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. The wider area around Westergate has a long history of building, with Goodwood House about 4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Barnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
