FAQs for Westergate

Does being near the coast affect roofs in Westergate?

It can do. Within about 4 miles of the sea, as Westergate is, metal fixings wear faster and gales find any loose ridge or slate.

Can a landlord with a rental near Barnham station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is it a problem to have an unused chimney?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Chimney survey in Westergate

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. We survey chimney pots and cowls, chimney breasts and lead flashings, and people most frequently book us about flashings pulling away from the stack and loose, cracked or missing pots.

Trees around homes in smaller places like Westergate drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How we price chimney surveys

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Which survey package you book

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • The address and postcode of the property

For a price for chimney surveys in Westergate, call 07833 053749 or drop us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • The inside of the flue, which needs a sweep or flue specialist
  • Conditions inside walls
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Westergate, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches
  • Make sure pets are kept safely away

Advice

What happens if roof problems are left?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Blocked gutters on homes around Westergate overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Why book with us

  • Photos and a written report every time
  • Drone and thermal imaging surveys available
  • We hold a CAA Flyer ID and Operator ID
  • PI and public liability insurance

Westergate homes and their roofs

Westergate lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For site and facilities teams at buildings such as Aldingbourne Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Barnham station, the gap between tenancies is a good time to have the roof looked at. Goodwood House, about 4 miles north-west, is one of the historic houses in the wider area around Westergate. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Westergate is about 3 miles north of Bognor Regis, in West Sussex. Whether the building in Westergate is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across West Sussex, we cover Westergate and the places around it. We also survey roofs in Portsmouth.

Chimney surveys in PO20 are booked the same way as anywhere else. That includes homes and businesses on Oaks Close, Westergate Street and Rosvara Avenue and the roads around them. Neighbouring places we cover for chimney surveys include Nyton (1 mile north-west), Eastergate (1 mile east), Aldingbourne (1 mile west), Norton (1 mile north-west) and West Barnham (1 mile east). Larger places within reach include Worthing (12 miles east), Bognor Regis (3 miles south), Chichester (5 miles west), Selsey (9 miles south-west), Littlehampton (6 miles east) and Lancing (15 miles east).

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
