Chimney surveys for homes and businesses in Eastergate

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey shared and party-wall stacks, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are spalled or crumbling bricks and damp on a chimney breast inside.

Somewhere as small as Eastergate, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for most homes, a little longer where there are several stacks. In a small place like Eastergate, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft

Related advice

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Leave close inspection to people with safe access
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Glance at the stacks from the street now and then
  • File photos of the stacks with your home records

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

What we’re asked to look at in Eastergate

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Most people get in touch when they’ve noticed something like this:

  • Damaged chimney pots and cowls
  • Gaps in the mortar around the pots
  • Gaps where the stack meets the roof
  • Damp patches on chimney breasts

Take an older house close to St George's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a roof survey includes

Surveys for landlords and agents in Eastergate

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

FAQs for Eastergate

I let a flat near Barnham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

How do I find out if my home in Eastergate is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What should I do with a chimney I do not use?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How the survey changes by roof type

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

What a chimney survey looks like in Eastergate

The coast is about 4 miles or less from Eastergate, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 4.2 miles north-west lies Goodwood House, a reminder of how long the area around Eastergate has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Eastergate CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Barnham station, a dated record of the roof is useful when planning maintenance across a let.
