When to book a survey in Westergate

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

These are some of the problems a survey can pick up:

  • Wet areas near outlets and upstands
  • Cold areas below the roof
  • Leaks far from where the stain appears
  • Water getting in at parapets and stacks

Take a building like Aldingbourne Primary School: thermal images can show where wet insulation sits under a big flat roof.

Before you book any roof surveyor

  • Whether you can ask questions once you have the report
  • Whether the price includes VAT
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft is part of the inspection

What to expect from a roof survey

Thermal roof surveys for homes and businesses in Westergate

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Common reasons to book are leaks far from where the stain appears and thin or uneven insulation in the roof, across pitched roof slopes, commercial roofs and flat roofs.

Even in a smaller place like Westergate, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a survey in Westergate, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in

Before and after the survey

Over many surveys, some simple habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Check outlets after heavy rain
  • Ask us about the forecast if rain is expected
  • Leave the roof to people with safe access

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Airspace, weather and Westergate roofs

The coast is about 4 miles or less from Westergate, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

With Goodwood House about 4 miles north-west, the area around Westergate has a long history. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Is Westergate within the area you cover?

Yes, Westergate is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Westergate in the area you cover?

Yes. We cover the whole of London and South East England, and Westergate is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Why act early in Westergate

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Blocked gutters on homes around Westergate overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey changes by roof type

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.
