What affects the cost of thermal roof surveys

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Which survey package you book
  • How many separate roofs there are, like extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it helps to have:

  • Your timetable, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access

To book a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Thermal roof survey in Nyton: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There is an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. If you are worried about damp around chimneys and parapets and thin or uneven insulation in the roof, a survey will tell you what’s going on, whatever the roof.

Villages like Nyton often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep dated photos of any marks on ceilings
  • Talk to us about the weather when booking
  • Keep the heating on as usual before a heat loss survey
  • Keep a record of when stains appear

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What we look for on each type of roof

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Surveys for landlords and agents in Nyton

Any of our surveys can be booked by landlords, agents and building managers in Nyton. For a price for a let property or a block, phone 07833 053749 or use the contact form.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Nyton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Tell us where we can park nearby
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Most bookings start with a short call: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Thermal roof surveys in Nyton: local notes

Nyton is within about 5 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. The wider area around Nyton has a long history of building, with Goodwood House about 3.6 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Ormiston Six Villages Academy, a drone or thermal camera can show a large roof in a single visit.

Questions from Nyton

Will you come out to Nyton?

Yes, Nyton is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Nyton?

Yes, Nyton is one of the places we work. The survey and report are the same in Nyton as anywhere else, and visits run on weekdays and weekends.

How long will you be at the property?

Expect it to take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’ll then get the report by email.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can you do a thermal survey in any weather?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.
