How a gutter survey works in Nyton

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We survey downpipes, fascias and soffits and outlets and hoppers, and common reasons people get in touch are water spilling over the gutter edge and water backing up from a hidden gutter.

In a village or hamlet like Nyton, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Nyton, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared
  • Have any questions written down, so nothing gets missed

Booking a survey

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Tips that help

These tips come from what we see on roofs every week:

  • Watch ceilings under valley gutters for fresh marks
  • Book gutter clearing once a year, more often near trees
  • Look for green streaks or damp patches on walls
  • Leave gutter checks at height to someone equipped for it

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Nyton homes and their roofs

Nyton lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 3.6 miles north-west lies Goodwood House, a reminder of how long the area around Nyton has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Ormiston Six Villages Academy: large buildings have long gutter runs and big roofs that need checking like any other.

Nyton is about 4 miles north of Bognor Regis, in West Sussex. We cover Nyton and the rest of West Sussex, as part of our work across London and South East England. Nyton is one of the places in West Sussex we cover for gutter surveys. There is also a page for Portsmouth.

All of PO20 is within our area for gutter surveys. Other places close to Nyton include Westergate (1 mile south-east), Aldingbourne (1 mile west), Eastergate (1 mile east), Norton (1 mile north-west) and Crockerhill (1 mile north-west). Larger places within reach include Worthing (12 miles east), Bognor Regis (4 miles south), Chichester (5 miles west), Selsey (9 miles south-west), Littlehampton (7 miles east) and Lancing (15 miles east).

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

When to book a survey in Nyton

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

It’s worth booking a survey if you’ve seen:

  • Brackets that have dropped or snapped
  • Leaves and moss blocking gutters
  • Overflowing eaves gutters
  • Rotten fascias or stained soffits

Landlords with a home close to Barnham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • What the survey will not cover
  • Whether the price includes VAT
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs

What affects the cost of gutter surveys

To price your survey, we check:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • Any need for thermal images or a drone flight

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we need to know

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • When you need the report by
  • Where water is showing inside, if it is
  • What’s prompted the survey

To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Nyton questions

Is Nyton within the area you cover?

Yes. Nyton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Nyton is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it’s applicable.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

How long will you be on site?

A visit usually takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange the visit.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
