We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.
Roof leak investigations for homes and businesses in Wickham
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. Patching the spot above the stain frequently misses the real cause. Tracing the route first means any work can be aimed at the right place. We survey flat roof details, slate and tile slopes and chimney stacks, and common reasons people get in touch are water dripping from rafters or underlay and leaks below a flat extension roof.
Being in a small place like Wickham makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Your questions about roof leak investigations in Wickham
Is Wickham within the area you cover?
Yes, Wickham is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Wickham?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How long will you be at the property?
On site, it typically takes about one to two hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
Can you trace a leak in dry weather?
Often, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Somewhere as small as Wickham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- If you’re buying, let the agent know when we are coming
- Clear the way to the loft hatch
- Show us where any leaks or stains appear
Booking a survey
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.
Advice
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks that only appear in weather we can’t recreate
- What’s under the covering or behind the plaster
- The repair itself (the investigation finds and reports the cause)
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.
What we check
- Flat roof details
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Rooflights and dormers
- The roof space
- Valleys and parapet gutters
Why get it checked now?
Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In a place like Wickham, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.
Why choose Independent Roof Survey in Wickham
- Surveys on any day of the week
- More than 20 years surveying roofs
- An independent look at the roof
- Packages from £150, inc. VAT
Do you need a roof leak investigation in Wickham?
Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.
These are some of the problems a survey can pick up:
- Damp on a chimney breast
- Damp ceilings under a flat roof
- Water dripping from rafters or underlay
- Ceiling stains that grow after rain
Take a building like Welford and Wickham C.E. Primary School: tracing a leak on a big roof starts with where the water appears and works back.
Questions to ask before booking
- Whether the loft is part of the inspection
- How soon the report will arrive
- Are they insured for the work?
- Whether VAT is added on top
Roof leak investigations in Wickham: local notes
Historic houses such as Benham Park, about 3.7 miles south-east, show how far back building in the area around Wickham goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.
Landlords with a home close to Kintbury station may find that a clear finding on where water gets in helps you brief a roofer straight away. Take an older house close to Church of St Swithin: lead flashings, valleys and old chimneys are typical places for water to get in.
