Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Find records of any re-roofing or repairs
  • Don’t climb onto the roof yourself
  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records

We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

How a roof survey works in Abbots Worthy

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey natural slate, ridges, hips and valleys and clay and concrete tiles, and common reasons people get in touch are gutters that overflow in heavy rain and loose chimney pots.

In a village or hamlet like Abbots Worthy, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Rural addresses near Abbots Worthy can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed

Booking a survey

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Landlord and commercial surveys in Abbots Worthy

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roofs, chimneys and gutters in Abbots Worthy

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If yours is one of the older homes in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Winchester station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Kings Worthy Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)
  • A structural engineer’s report

Leave it or get it looked at?

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Outbuildings and barns around Abbots Worthy are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Abbots Worthy: your questions answered

Do you cover smaller places like Abbots Worthy?

Yes. Abbots Worthy is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Winchester station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
