Roof survey in Breamore

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about ponding, splits or blisters on flat roofs and worn or blocked valleys, we can find out what’s behind it, on chimney stacks, the roof space and flat roofs alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey typically takes about one to two hours at most homes, and longer for a large or complex roof. In a small place like Breamore, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

Preparing for the visit

Advice

Breamore: your questions answered

Does a conservation area affect roof work in Breamore?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Breamore in the area you cover?

Yes. We survey roofs across London and the South East, and Breamore is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or send us an email.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Why act early in Breamore

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. For an older or listed building in a place like Breamore, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

How we price roof surveys

Prices always include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • The size of the roof
  • The type of building, from a house to a block or an office

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Where water is showing inside, if it is
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Breamore homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own one of the older houses in the streets near St Boniface, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Breamore Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Breamore House, about 1 mile north-west, is one of the historic houses in the wider area around Breamore. On a period home nearby, the survey separates sound original work from tired later repairs.

Breamore is in Hampshire. Surveys in Breamore work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across Hampshire, large and small. There is also a page for Southampton.

Surveys in SP6 work the same way as everywhere else we cover. If you need a roof survey at a property on Salisbury Road, The Shallows and Marsh Lane or anywhere close by, we can help. We also cover Upper Burgate (1 mile south), Woodgreen (1 mile east), Upper Street (1 mile north-west), Lower Burgate (1 mile south) and Tinkers Cross (2 miles south-west). Within a short drive, we also cover Totton (12 miles east), Romsey (13 miles east), New Milton (15 miles south), Ringwood (8 miles south), Marchwood (15 miles east) and Ashley (15 miles south-east).
