When to book a survey in Medstead

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

We’re often asked to look at:

  • Loose chimney pots
  • Cracked mortar along the ridge
  • Gutters that overflow in heavy rain
  • Slates or tiles that have slipped or broken

Take an older house close to Church of the Good Shepherd: old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • What the survey will not cover
  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report

What a roof survey includes

Roof survey in Medstead: what you get

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you are worried about torn or sagging underlay and standing water on a flat roof, a survey will tell you what’s going on, on flat roofs, chimney stacks and clay and concrete tiles alike.

Houses in smaller places like Medstead can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

FAQs for Medstead

Can a landlord with a rental near Alton station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Medstead?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How long does the visit take?

Allow an hour or two for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

How do I book a survey in Medstead?

The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will recommend the right survey. We survey on weekdays and at weekends.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Why act early in Medstead

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Blocked gutters on homes around Medstead overflow and soak walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Flat roofs
  • Natural slate
  • Lead flashings

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Medstead is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Check we can get to the back of the property
  • Dig out any old roof reports or invoices
  • Tell us where we can park nearby

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Advice

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the exact price before booking.

What we need to know

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • Your timetable, such as an exchange date
  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them

To book a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before you book.

Roof surveys in Medstead: local notes

About 2.1 miles north lies Bentworth Hall, a reminder of how long the area around Medstead has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Medstead Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Alton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
