Ropley Dean Roof Survey
Find out what’s going on with the roof before you decide what to do next. We carry out roof surveys in Ropley Dean.
- Condensation or damp timbers in the loft
- Leaking gutter joints and downpipes
- Debris building up in roof valleys
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How a roof survey works in Ropley Dean
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into gaps in the roof where coverings have gone and leaning or weathered chimney stacks, across natural slate, chimney stacks and clay and concrete tiles.
In a small place like Ropley Dean, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

How we price roof surveys
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- How the loft is reached, if there is one
- Your timetable, like an exchange date
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
When you are ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
What happens on the day
Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Ropley Dean, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

Advice
How the survey changes by roof type
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

Roof surveys around Ropley Dean
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Hinton Ampner House, about 3.7 miles south-west, show how far back building in the area around Ropley Dean goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you look after a building such as Ropley Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first.

- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up

Common questions in Ropley Dean
Do you carry out roof surveys in Ropley Dean?
Yes, Ropley Dean is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
How do I find out if my home in Ropley Dean is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you look at a roof that is joined to next door?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
