Roof surveys in Kitwood

Roof surveys for homes and businesses in Kitwood

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey the roof space, flat roofs and clay and concrete tiles, and common reasons people get in touch are leaking gutter joints and downpipes and loose chimney pots.

In a small place like Kitwood, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a roof survey does not cover

In fairness, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

Roofs, chimneys and gutters in Kitwood

Bentworth Hall, about 3.8 miles north, is one of the historic houses in the wider area around Kitwood. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of the Good Shepherd, old fixings, lead flashings and tall chimneys are typical of older roofs.

Surveys for landlords and agents in Kitwood

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Leave it or get it looked at?

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Older and listed buildings around Kitwood may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Signs you need a roof survey in Kitwood

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

A survey makes sense if you’ve noticed:

  • Water stains on rafters and ceiling joists
  • Cracked mortar along the ridge
  • Debris building up in roof valleys
  • Gaps in the roof where coverings have gone

If you look after a building such as Four Marks Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • What experience they bring
  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Their drone registration, if they fly one

What a good roof survey covers

Kitwood: your questions answered

Does a conservation area affect roof work in Kitwood?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Kitwood?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Kitwood, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft
