Roof survey in Totford: what you get
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you are worried about cracked mortar along the ridge and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.
Somewhere as small as Totford, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere as small as Totford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We check the roof from each safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- Make a note of anything you’d like us to look at
- Keep pets in another room

Common questions in Totford
Do you survey roofs for landlords with property near Micheldever station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does a conservation area affect roof work in Totford?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
Do you give a life expectancy for the roof?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
What a roof survey does not cover
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- Structural calculations (that’s a structural engineer’s job)
- A promise that the roof will not leak in future
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.
What this survey covers
- Lead flashings
- Ridges, hips and valleys
- Chimney stacks
- The roof space
- Flat roofs
- Clay and concrete tiles
- Natural slate
Signs you need a roof survey in Totford
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
Common reasons to book include:
- Gutters that overflow in heavy rain
- Ponding, splits or blisters on flat roofs
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
If your home is one of the older ones in the streets near Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Will the report include photos?
- How long the report takes to arrive
- Are they insured for the work?
- Whether the inside of the roof is included
Checking the roof from ground level
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Landlord and commercial surveys in Totford
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Local roofs in Totford
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you let a flat or house near Micheldever station, the gap between tenancies is a good time to have the roof looked at.

Tips that help
Small things make a difference. Our tips:
- Include dormers, porches and garages when booking
- Take photos of any leaks as they happen
- Have details of recent roof work to hand
- Keep the report with your property records
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
