Roof surveys near Northington

Leave it or get it looked at?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. For older village homes like those around Northington, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

About our roof survey in Northington

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at crumbling chimney pointing or cracked flaunching and leaking gutter joints and downpipes, on ridges, hips and valleys, lead flashings and chimney stacks.

Somewhere as small as Northington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • Which survey package you book
  • The height of the building and how the roof can safely be seen

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access

Roofs, chimneys and gutters in Northington

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St John the Evangelist: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Micheldever station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

What we look at

  • Clay and concrete tiles
  • Lead flashings
  • The roof space
  • Natural slate
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Northington frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Let us know about parking before the day

What we look for on each type of roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

FAQs for Northington

Is my home in Northington listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

I let a flat near Micheldever station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

How long does the visit take?

Allow about one to two hours for most houses, with bigger or more complicated roofs taking longer. We’ll confirm what to expect when we arrange the visit.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, call 07833 053749 or drop us an email.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
