Storm damage roof report in Astrope

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. We’re frequently asked to look into slates and tiles blown off the roof and gutters pulled loose in the wind, across flashings, ridges and hips and gutters and fascias.

Many homes in small places like Astrope face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Your questions about storm damage roof reports in Astrope

Is Astrope in the area you cover?

Yes, Astrope is one of the places we work. Every survey there gets the same written report with photographs.

How do I find out if my home in Astrope is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you act for me with my insurer?

No. We’re not loss adjusters, and we do not negotiate claims. We provide an independent record of the roof for you to send to your insurer.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long does the survey take?

Most surveys take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. The report follows by email.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

What a storm damage roof report looks like in Astrope

The wider area around Astrope has a long history of building, with Ascott House about 4.8 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.

If you let a flat or house near Cheddington station, tracing a leak quickly matters when a tenant is living with it. If you look after a building like Long Marston VA Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two for most homes, depending on how much of the roof was hit. Around Astrope, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Landlords, agents and block managers in Astrope

We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.

How we price storm damage roof reports

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Storm damage roof report starts from £150, including VAT.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Why get it checked now?

Many policies expect damage to be reported promptly. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Older cottages and farmhouses around Astrope can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we are asked to look at in Astrope

Landlords and managing agents book reports to keep a record for owners and insurers. It helps when explaining damage to a building owner or insurer.

Things that often lead to a survey include:

  • Gutters pulled loose in the wind
  • Damaged flat roof membrane
  • Slates and tiles blown off the roof
  • Stains appearing after strong winds

The streets around a church such as Church of St Mary (Church of England) are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • Whether VAT is added on top
  • What follow-up you get after the report
  • What’s outside the scope of the survey
