Storm damage roof reports in Long Marston

About our storm damage roof report in Long Marston

If your roof has been damaged, stay safe first. Take photos from ground level or from windows, and don’t climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Keep receipts for any emergency work. If you’ve noticed flashings pulled away from walls or stacks and stains appearing after strong winds, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Long Marston, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes between one and two hours at a house, and longer if the damage is spread across a large roof. Cottages and farmhouses around Long Marston often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

Long Marston roofs and the weather

Ascott House, about 4.3 miles north, is one of the historic houses in the wider area around Long Marston. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in.

Landlords with a home close to Cheddington station may find that a clear finding on where water gets in helps you brief a roofer straight away. Anyone responsible for a site like Long Marston VA Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you own one of the older houses in the streets near Church of All Saints (Church of England), lead flashings, valleys and old chimneys are typical places for water to get in.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A price for the repairs
  • The work of a loss adjuster appointed by your insurer
  • What’s beneath slates, tiles or membranes

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs
  • Chimney stacks
  • Flashings
  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias

Surveys for landlords and agents in Long Marston

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Roof by roof

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Ridge and hip tiles

A lifted ridge tile can let water into the roof. Each one is recorded with photos.

Questions from Long Marston

Do you cover smaller places like Long Marston?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Long Marston?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Read your policy wording on storm damage
  • Report the damage to your insurer as soon as you can
  • Get a roofer to make the roof safe if needed
  • Photograph the damage safely from below

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Store invoices and reports for any roof work. They can help show the roof was looked after.
