Storm damage roof report in Blackwall
After a storm, it helps to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and can’t tell you if your claim will succeed. What we give you is an independent record of the roof. Common reasons to book are holes or cracks caused by debris and damaged flat roof membrane, on chimney stacks, ridges and hips and slate and tile slopes.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Blackwall, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.
Why it’s worth a survey now in Blackwall
With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
What you get with us
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Surveys seven days a week
- Insured for professional indemnity and public liability
- Clear package prices, including VAT

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How your policy defines a storm
- Acting for you with the insurer
- Damage hidden under coverings or inside the structure, without opening up
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.
What we check
- Flashings
- Gutters and fascias
- Chimney stacks
- Ridges and hips
- Slate and tile slopes
- Flat roofs
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours at most homes, and more on a big or complicated roof. In Blackwall, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We note the date of the storm and the damage you’ve seen.
- The roof is inspected from safe positions.
- We record and photograph the damage.
- The report notes whether the damage fits a storm, older wear or both.
- We send you the report by email for your insurer.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
- Find any records of previous roof work

Questions from Blackwall
Do you carry out roof surveys in Blackwall?
Yes, Blackwall is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or send us an email with the address and some details.
Is my home in Blackwall listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What do I do if water is coming in?
Call a roofer for emergency temporary protection. Take photos from the ground first if it’s safe. Keep receipts for any emergency work.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Can I check the roof after a storm?
Please don’t climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The height of the building and how the roof can safely be seen
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Wind, rain and roofs in Blackwall
About 1.7 miles south lies Queen's House, a reminder of how long the area around Blackwall has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you live in an older home near All Saints Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Canary Wharf station may find that tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings like Woolmore Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Do not go onto the roof to take pictures
- Keep invoices for temporary repairs
- Write down when the storm hit and when you noticed damage
- Hold on to fallen pieces of the roof where you can
The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.
Ask a tree specialist about branches over the roof. They can damage the roof in high winds.
