How the survey changes by roof type

Ridge and hip tiles

Ridge and hip tiles take the full force of the wind. The survey notes loose, cracked or missing ridge and hip tiles.

Lead flashings

Flashings can lift or pull away from walls and chimneys in strong winds. Loose or damaged flashings are photographed and noted.

About our storm damage roof report in Branbridges

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there’s access, and the roof itself where that’s safe. We photograph and describe each area of damage. If part of the roof cannot be seen, the report says so. You get a photo-illustrated written report to give to your insurer. We survey ridges and hips, chimney stacks and flashings, and the problems we are asked to look at most are gaps where slates or tiles have gone and roofs hit by falling trees.

Somewhere as small as Branbridges, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Questions from Branbridges

Do you carry out roof surveys in Branbridges?

We do. The survey and report are the same in Branbridges as anywhere else.

Does a conservation area affect roof work in Branbridges?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when you book and we will explain what’s needed.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. Take photos from ground level first if it is safe. Keep receipts for any emergency work.

How long will you be at the property?

Most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The report follows by email.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like Branbridges needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can safely be seen, including the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Leave side gates unlocked
  • Let us know about parking before the day
  • Gather any invoices or paperwork from past roof work

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Advice

What affects the cost of storm damage roof reports

Not every roof costs the same to survey, and it comes down to:

  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

Common roof problems in Branbridges

Some people book because a claim has been questioned. An independent report gives you another view of the roof. We can’t say whether the decision will change.

Signs worth acting on include:

  • Slipped or missing slates or tiles
  • Cowls or aerials dislodged in the wind
  • Holes or cracks caused by debris
  • Lifted or missing ridge and hip tiles

If you let a flat or house near Beltring station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether VAT is in the quoted price
  • How soon the report will arrive
  • Which limits apply to the survey

What’s in a roof survey

What this survey cannot tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • Estimates of repair costs
  • Your insurer’s view of the claim
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Flat roofs
  • Flashings

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Leaks and storm damage in Branbridges

With Old Soar Manor about 4.9 miles north-west, Branbridges sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in.

If you live in an older home near Church of the Holy Trinity, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a building like East Peckham Primary School, tracing a leak on a big roof starts with where the water appears and works back.
