For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which can make access easier.

How a storm damage roof report works in Calcott

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. You can then give it to your insurer with your claim. The decision on any claim rests with your insurer and its policy wording. We aren’t loss adjusters and cannot say whether a claim will be paid. If you are worried about lead lifted at abutments and flat roof edges peeled back, we can find out what’s behind it.

Many homes in small places like Calcott face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

Damage left open lets in more rain. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. For an older or listed building in a place like Calcott, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. For a village or hamlet like Calcott, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Preparing for the visit

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller

Leaks and storm damage in Calcott

Calcott is within about 4 miles of the coast, where storms can bring strong gusts off the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.

If you look after a building like Sturry Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For businesses in and around places such as Whitefriars Shopping Centre, a quick answer on where water is coming in keeps a business running.

Calcott: your questions answered

Do you cover smaller places like Calcott?

Yes, Calcott is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is the coastal weather around Calcott hard on roofs?

It can do. Calcott is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is wear and tear covered by insurance?

Insurers usually exclude wear and tear. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Common roof problems in Calcott

A storm frequently finds a roof’s existing weak spots. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. Our report notes both the storm damage and any older wear.

A survey makes sense if you’ve noticed:

  • Lead lifted at abutments
  • New damp or leaks inside
  • Loose or broken chimney pots and cowls
  • Broken or displaced guttering

Landlords with a home close to Sturry station may find that tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • What the report includes, and whether it has photographs
  • How soon the report will arrive
  • Their insurance cover

What a good roof survey covers

Different roofs, different checks

Ridge and hip tiles

Ridge and hip tiles take the full force of the wind. The survey notes loose, cracked or missing ridge and hip tiles.

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. We record which are damaged and where.
