Your questions about storm damage roof reports in Frogmore

Does a conservation area affect roof work in Frogmore?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Frogmore within the area you cover?

Yes, Frogmore is on our map. A small place gets exactly the same survey as a big one.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What wind speed counts as a storm?

Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How long will you be at the property?

It typically takes an hour or two at a house, and longer if the damage is spread across a large roof. You’ll then get the report by email, on the timescale of your package.

What do I do if water is coming in?

Call a roofer for emergency temporary protection. Take photos from ground level first if it is safe. Keep receipts for any emergency work.

About our storm damage roof report in Frogmore

Our storm damage report starts from £150. It’s a report with photos, sent by email. It is not a repair quote and does not include repair costs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. We survey flashings, flat roofs and slate and tile slopes, and people most often book us about damaged flat roof membrane and lead lifted at abutments.

Chimney stacks on older houses around places like Frogmore can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes between one and two hours for most houses, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Frogmore is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photos for you to share with your insurer.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Check pets are kept safely away
  • Buyers: confirm access with the estate agent or seller

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Wind, rain and roofs in Frogmore

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you look after a building like Frogmore Junior School, a leak through a large roof is often found some distance from where the water shows inside. For landlords with property near Sandhurst station, tracing a leak quickly matters when a tenant is living with it.

Frogmore is about 1 mile south-west of Sandhurst, in Hampshire. Frogmore is part of the area we cover and the surrounding area across London and South East England. Our Hampshire coverage includes Frogmore and the places around it. There’s also a page for Reading.

Larger places within reach include Basingstoke (14 miles west), Farnborough (3 miles south-east), Fleet (5 miles south-west), Aldershot (6 miles south), Alton (15 miles south-west) and Tadley (15 miles west).

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check how your policy defines a storm
  • Write down when the storm hit and when you noticed damage
  • Arrange temporary cover with a roofer if rain is getting in
  • Check your policy for how to report damage

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep records of roof work and surveys. They can help show the roof was looked after.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

What we look for on each type of roof

Slate roofs

After strong winds, we often see cracked and slipped slates. We photograph and describe each one.

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. We photograph each gap.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Estimates of repair costs
  • Acting for you with the insurer
  • What’s beneath slates, tiles or membranes

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.

Common roof problems in Frogmore

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. We record what we find on flat and pitched roofs alike.

Look out for signs like these:

  • New damp or leaks inside
  • Damaged pots on the stack
  • Torn or lifted flat roof coverings
  • Damaged ridges and hips

For an older house near a landmark such as St Barnabas Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
