About our storm damage roof report in Grange Mills

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. Typical surveys look at torn or lifted flat roof coverings and lead lifted at abutments, on flashings, ridges and hips and slate and tile slopes.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it’s useful to know whether damage is old or new. A careful look in Grange Mills tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How we price storm damage roof reports

The price reflects the time and kit the roof needs. That comes down to:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, such as exchange

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Grange Mills roofs and the weather

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these roof types has its own typical places for water to get in. The wider area around Grange Mills has a long history of building, with Kingswood House about 2.9 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Balham station, a clear finding on where water gets in helps you brief a roofer right away. Living close to Wandsworth Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For businesses in and around places such as Southside Wandsworth, finding where water is getting in quickly keeps disruption down.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Photograph the damage safely from below
  • Photograph damage inside the house too
  • File receipts for anything you pay for
  • Check your policy for how to report damage

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Different roofs, different checks

Lead flashings

When flashings lift, water can get behind them. We note where this has happened and any damp inside.

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We record what we can see of the fixings.

What a storm damage roof report does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • Damage hidden under coverings or inside the structure, without opening up
  • The work of a loss adjuster appointed by your insurer
  • What your policy covers, which depends on its wording

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • Flashings
  • Ridges and hips
  • Slate and tile slopes
  • Chimney stacks
  • Gutters and fascias

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most houses; commercial roofs usually need 3–4 hours. For a visit in Grange Mills, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets inside or away from the areas we are looking at
  • Make sure the loft hatch can be reached

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

FAQs for Grange Mills

How do I find out if my home in Grange Mills is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Grange Mills?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to.

How much is a storm damage roof report?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs aren’t included, so ask a roofer to quote.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, which you can pass to your insurer.
