Leaks and storm damage in Longford

Frogmore House, about 4.3 miles west, is one of the historic houses in the wider area around Longford. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building such as Pippins School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Living close to Arthur Jacob Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of St Mary: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Storm damage roof reports for homes and businesses in Longford

Our storm damage report starts from £150. It’s a written report with photos, sent by email. It isn’t a repair quote and does not include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. If you are worried about water coming in after the storm and lifted or missing ridge and hip tiles, we can find out what’s behind it, whatever the roof.

Being in a small place like Longford makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What helps most when you contact us:

  • Any photos you have, taken from ground level or a window

For a price for storm damage roof reports in Longford, phone 07833 053749 or send us an email. The address, the type of property and what you want to find out help us give you an accurate price.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours at a house, and longer if the damage is spread across a large roof. Older rural homes like those around Longford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Find any records of previous roof work
  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it is shared

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • File receipts for anything you pay for
  • Photograph the damage safely from below
  • Tell your insurer about the damage promptly
  • Write down when the storm hit and when you noticed damage

The report is emailed to you, and you decide what to send to your insurer. It’s your record to use.

Keep the roof in good order between storms. Have loose slates, tiles and flashings seen to promptly.

Roof by roof

Flat roof coverings

Lifted trims and laps are common after a storm. We check whether the damage is recent or older.

Clay and concrete tiles

Strong gusts can lift and break tiles. The report shows each damaged area.

Your questions about storm damage roof reports in Longford

Do you carry out roof surveys in Longford?

Yes. We cover the whole of London and South East England, and Longford is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Will you come out to Longford?

Yes, Longford is on our map. A small place gets exactly the same survey as a big one.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from ground level first if it is safe. Keep receipts in case your insurer asks for them.

How long does the survey take?

Most surveys take an hour or two at a house, and longer if the damage is spread across a large roof. The report follows by email.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
