Midgham questions

Do you carry out roof surveys in Midgham?

Yes. We work right across London and South East England, and Midgham is part of that. You can ring 07833 053749 or use the contact form with the address and some details.

Is Midgham within the area you cover?

Yes, Midgham is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will my insurer pay for an old roof?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so it’s clear what we found. Your insurer decides how its policy applies.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

What does a storm damage report cost?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. Repair costs are not part of the report.

Storm damage roof reports for homes and businesses in Midgham

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We don’t decide whether a storm met that test. Our part is recording the damage to your roof and its likely cause. The report includes photographs of each area of damage, and you decide what to send. The claim decision rests with your insurer. Typical surveys look at roofs hit by falling trees and ridge tiles that have come loose, across flat roofs, flashings and slate and tile slopes.

Roofs in small places like Midgham often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Why get it checked now?

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is typically better. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Midgham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The work of a loss adjuster appointed by your insurer
  • The outcome of a claim
  • Your insurer’s view of the claim

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

Leaks and storm damage in Midgham

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses such as Shaw House, about 4.9 miles west, show how far back building in the area around Midgham goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Midgham station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Bucklebury C.E. Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. If yours is one of the older homes in the streets near Church of St Matthew, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

Storm damage roof report starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.
