Storm damage roof reports in Sheldwich: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these roof types has its own typical places for water to get in. About 1.6 miles west lies Belmont House and Gardens, a reminder of how long the area around Sheldwich has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take a building like Sheldwich Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. For landlords with property near Selling station, tracing a leak quickly matters when a tenant is living with it. The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Storm damage roof report in Sheldwich

Our storm damage report gives you an independent, written record of how a storm has affected your roof. We record each area of damage, photograph it and note the likely cause. It’s yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We’re not loss adjusters, and we can’t tell you whether a claim will succeed. We survey ridges and hips, gutters and fascias and flat roofs, and common reasons people get in touch are flat roof edges peeled back and slipped or missing slates or tiles.

Many homes in small places like Sheldwich face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What affects the cost of storm damage roof reports

When we price a survey, we consider:

  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you are working to, like exchange

Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

When you need someone else

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • How your policy defines a storm
  • Repair costs or quotes for the work
  • Whether your insurer will pay the claim

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • Ridges and hips
  • Flat roofs
  • Chimney stacks
  • Slate and tile slopes
  • Flashings
  • Gutters and fascias

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Useful tips for Sheldwich property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Note the date and time you first saw the damage
  • Record any water damage in rooms and the loft
  • Tell your insurer about the damage promptly
  • Take photos from the ground or a window, never by climbing

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

How it works

After the inspection, everything we found is written up as a photo-illustrated written report. On timing, most surveys take between one and two hours for a house, or half a day or so for a commercial building. Older roofs in small places like Sheldwich can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

How to prepare

  • Jot down any questions you want answered
  • Let us know about parking near the property
  • Check pets are kept safely away

What we look for on each type of roof

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. We record any damage we can see.

Lead flashings

Flashings with older defects often fail in high winds. Our report separates fresh damage from older wear where we can.

Your questions about storm damage roof reports in Sheldwich

How do I find out if my home in Sheldwich is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Sheldwich?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from the ground first if it is safe. Keep receipts for any emergency work.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.

How are storm damage reports priced?

Our price is from £150, including VAT. Bigger roofs are quoted on size and access. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
