Storm damage roof report in Swanton

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We are often asked to look into loose or broken chimney pots and cowls and holes or cracks caused by debris, on ridges and hips, slate and tile slopes and flashings.

Somewhere as small as Swanton, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Swanton questions

Do you cover Swanton?

Yes, Swanton is one of the places we work. The survey and report are the same in Swanton as anywhere else, and visits run on weekdays and weekends.

Is Swanton within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. Our report gives you an independent record of the roof, though we cannot predict the outcome.

How long is the visit?

That depends on the size and shape of the roof; most visits take about one to two hours at a typical home, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas we can’t see safely
  • What your policy covers, which depends on its wording
  • A price for the repairs

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Roofs we survey in Swanton

  • Slate and tile slopes
  • Flashings
  • Chimney stacks
  • Flat roofs
  • Gutters and fascias
  • Ridges and hips

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Different roofs, different checks

Flat roof coverings

Debris blown onto a flat roof can puncture the covering or block outlets. Any damage is recorded with photos.

Lead flashings

Lifted flashings let rain run behind them into the roof. The report records the flashing and any damp inside.

Common roof problems in Swanton

A storm often finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

Here are some of the things we see often:

  • Lead lifted at abutments
  • Roofs hit by falling trees
  • Damaged gutters and fascias
  • Damaged ridges and hips

For site and facilities teams at buildings such as Mereworth Community Primary School, tracing a leak on a big roof starts with where the water appears and works back.

What to check before booking

  • Whether the inside of the roof is included
  • Their insurance cover
  • What happens after the report arrives
  • What experience they bring

What a good roof survey covers

How it works

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it typically takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. Somewhere like Swanton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us when the storm was and what damage you’ve seen.
  2. The roof is looked at from the ground, from windows and from the roof space where it is safe.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets in another room
  • Tell us about parking before the day

Advice

Why get it checked now?

Once the storm has passed, damage that looked minor can let water in for months. Acting quickly usually means less damage overall. Older and listed buildings around Swanton may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Storm damage roof reports in Swanton: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Different coverings let water in at different points, which shapes where the search starts. With Old Soar Manor about 1.5 miles west, Swanton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Church of St Dunstan are often among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you own a rental within reach of Wateringbury station, tracing a leak quickly matters when a tenant is living with it.

Swanton is about 5 miles north-east of Tonbridge, in Kent. Whether the building in Swanton is a house, a flat or a commercial unit, the roof can be surveyed. Across Kent, we cover Swanton. You can also see our page for Maidstone.
