Storm damage roof reports for Wigmore homes and businesses

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Wigmore, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before we arrive

  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand

Getting a price

A quick phone call is typically the easiest start: call 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

How a storm damage roof report works in Wigmore

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. Insurers decide claims on their own policy wording. Common reasons to book are cowls or aerials dislodged in the wind and stains appearing after strong winds, on flashings, flat roofs and ridges and hips.

Older cottages and houses around Wigmore may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are frequently the first clues.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Checking the roof from the ground

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we look for on each type of roof

Slate roofs

Slates often outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

Lead flashings

Old flashings that were already loose can give way in a storm. Our report separates fresh damage from older wear where we can.

Landlords, agents and block managers in Wigmore

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photographs.

Wigmore: your questions answered

Do you cover smaller places like Wigmore?

Yes. Wigmore is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Wigmore is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long will you be at the property?

Most surveys take about one to two hours for most houses, and about three to four hours for a commercial roof. We will confirm the timing when you book.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

What if my insurer declines the claim?

Complain to your insurer first. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, though we cannot predict the outcome.

Should I go up on the roof to take photos?

Please don’t climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What affects the cost of storm damage roof reports

We confirm the price for your roof before you book. These are the things that affect it:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Any need for thermal images or a drone flight

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Your timetable, such as an exchange date
  • The address and postcode of the property
  • Anything about access we should know
  • Where water is showing inside, if it is

Once you know what you need, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Arrange temporary cover with a roofer if rain is getting in
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Write down when the storm hit and when you noticed damage
  • Look at what your policy says about wear and tear

If you’re unhappy with how your insurer handles the claim, you can complain to them first. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

Leaks and storm damage in Wigmore

Wigmore is within about 3 miles of the coast, so storms can arrive with strong gusts off the water. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Rainham (Kent) station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near St Paul's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a shop, office or commercial unit, for example near Pentagon Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.
