Storm damage roof reports in Woodhatch

Storm damage roof reports for homes and businesses in Woodhatch

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. If you’ve noticed damaged gutters and fascias and slates and tiles blown off the roof, a survey will tell you what’s going on, on gutters and fascias, slate and tile slopes and flashings alike.

Many homes in small places like Woodhatch face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

How it works

Every roof is different, but as a rough guide the survey takes an hour or two at most homes, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Older rural homes like those around Woodhatch can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photographs for you to share with your insurer.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Move anything stored under the loft hatch

Arrange a survey

A quick phone call is typically the easiest start: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Woodhatch: your questions answered

Is Woodhatch in the area you cover?

We do. The survey and report are the same in Woodhatch as anywhere else, and visits run on weekdays and weekends.

Is my home in Woodhatch listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How do I book a survey in Woodhatch?

Just call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. If it is safe, photograph the damage before it’s covered. Keep receipts in case your insurer asks for them.

What if the roof was already worn?

Insurers normally exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

What does a storm damage report cost?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. Repair costs aren’t part of the report.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How the survey changes by roof type

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. The report notes any damage to the stack.

What a storm damage roof report looks like in Woodhatch

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Woodhatch has a long history of building, with Knole House about 3 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Hildenborough station, a clear finding on where water gets in helps you brief a roofer right away.

Why get it checked now?

Before temporary repairs, photograph the damage from the ground if it is safe. Those photos show the damage as it was. Older and listed buildings around Woodhatch may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

When to book a survey in Woodhatch

Landlords and managing agents book reports to keep a record for owners and insurers. It helps when explaining damage to a building owner or insurer.

Common reasons to book include:

  • Gaps where slates or tiles have gone
  • Roofs hit by falling trees
  • Lifted or missing ridge and hip tiles
  • Water coming in after the storm

Take a building like Weald Community Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Before booking any roof surveyor

  • Their track record with similar roofs
  • Which viewpoints they use to see the roof
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?

What to expect from a roof survey
