How a storm damage roof report works in Yopps Green
What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. If you are worried about broken or displaced guttering and cowls or aerials dislodged in the wind, a survey will tell you what’s going on, whatever the roof.
Being in a small place like Yopps Green makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Questions from Yopps Green
Does a conservation area affect roof work in Yopps Green?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you carry out roof surveys in Yopps Green?
Yes, Yopps Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
What if my insurer declines the claim?
Complain to your insurer first. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, though we can’t predict the outcome.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What happens if roof problems are left?
If the damage is partly wear and tear, it is better to know. Our report gives an honest view of both, so there are no surprises later. In a small place like Yopps Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

How the survey changes by roof type
Lead flashings
Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.
Chimney stacks
Stacks with existing defects tend to suffer more in storms. We record both the storm damage and the older wear.
Yopps Green roofs and the weather
With Old Soar Manor about 1.1 miles east, Yopps Green sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.
If you look after a building such as Plaxtol Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live near a park such as Ivy Hatch Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. Older rural homes like those around Yopps Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know when the storm was and what damage you’ve seen.
- We inspect the roof from safe viewpoints and from the loft where there’s access.
- Each area of damage is photographed and described.
- We look at whether the damage fits storm damage, older wear or both.
- We send you a written report with photos, ready to give to your insurer.
How to prepare
- Gather any invoices or paperwork from past roof work
- Check pets are kept safely away
- Have any questions written down, so nothing gets missed

Do you need a storm damage roof report in Yopps Green?
Roofs that were already worn are more likely to suffer in a storm. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. Our report notes both the storm damage and any older wear.
We are often asked to look at:
- Water coming in after the storm
- Slates and tiles blown off the roof
- Loose or broken chimney pots and cowls
- Damaged ridges and hips
If you let a flat or house near Borough Green & Wrotham station, tracing a leak quickly matters when a tenant is living with it.
