Independent thermal roof surveys in Bursledon

Thermal roof surveys around Bursledon

Bursledon lies within about 2 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Bursledon is about 2 miles from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.

With Medieval Merchant's House about 4 miles west, the area around Bursledon has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. Take a building like Bursledon Church of England Infant School: a drone or thermal camera can show a large roof in a single visit.

About our thermal roof survey in Bursledon

What a thermal camera can show depends a lot on the weather. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about missing or slipped insulation and damp patches with no obvious cause, a survey will tell you what’s going on, on commercial roofs, insulated roof spaces and flat roofs alike.

Even in a smaller place like Bursledon, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What we are asked to look at in Bursledon

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Look out for signs like these:

  • Areas losing heat at the eaves and junctions
  • Gaps in loft insulation
  • Wet areas near outlets and upstands
  • Wet insulation beneath the membrane

If yours is one of the older homes in the streets near St Paul’s Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft space is looked at, where there is one
  • What they will not be able to tell you

What to expect from a roof survey

What affects the price in Bursledon

The price reflects the time and kit the roof needs. That comes down to:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Getting in touch

What helps most when you contact us:

  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Leave it or get it looked at?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In an older home around Bursledon, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Check from the ground or a window, never by climbing
  • Talk to us about the weather when booking
  • Keep the report to compare against after any repair
  • Keep the heating on as usual before a heat loss survey

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Consider a repeat survey after major work on the roof in suitable weather.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Readings unaffected by sun, shade or reflections
  • Insulation values or heat loss calculations
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes

How the survey works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Bursledon, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Check the loft hatch can be reached
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

Questions from Bursledon

Are there drone restrictions around Bursledon?

That depends on where the roof is and on the weather. Bursledon is about 2 miles from the edge of the flight restriction zone around Southampton Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

Is my home in Bursledon listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Bursledon in your area?

Yes. We cover Bursledon and the rest of Hampshire, as part of our work across London and South East England. For a price, ring 07833 053749 or use the contact form.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
