What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we can’t see

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

How a thermal roof survey works in Cadmore End

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. We’re frequently asked to look into water that travels before it shows and damp around roof outlets and upstands, across flat roofs, insulated roof spaces and loft conversions.

In a small place like Cadmore End, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.

Flying and imaging in Cadmore End

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Wycombe Air Park is about 3 miles from Cadmore End. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Cadmore End CofE School will know that thermal images can show where wet insulation sits under a big flat roof. If yours is one of the older homes in the streets near Church of St Mary Le Moor, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. West Wycombe Park House lies about 2.8 miles east, so building around Cadmore End goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself.

Cadmore End is about 5 miles west of High Wycombe, in Buckinghamshire. Cadmore End gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Across Buckinghamshire, we cover Cadmore End. For surveys nearby, see our Reading page.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

Helping us price your survey

A few details help us suggest the right survey and price. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window

Our price is from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

Before and after the survey

From years of surveys, a few habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results
  • Photograph damp patches with the date

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it’s easy to find each area on the roof.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Cadmore End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Cadmore End: your questions answered

Are there drone restrictions around Cadmore End?

Typically it comes down to two things: the airspace at the address and the weather. Wycombe Air Park is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or a downpour also stops a small drone flying.

Will you come out to Cadmore End?

Yes. Cadmore End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long does the survey take?

It normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You will then get the report by email, on the timescale of your package.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
